Upton Gardens is a major mixed-use redevelopment project on the site of the former Boleyn Football Ground, where West Ham United Football Club resided for over a century. Barratt London transformed this site into 842 exceptional new homes, with 25% designated as affordable housing, provided through Newham Council’s Housing Association.

This development was built on an 8-acre site that was previously inaccessible, featuring 15 buildings of various heights. These buildings are arranged around three expansive communal gardens and several new tree-lined streets. A Legacy Route, designed in collaboration with local architects and artists, runs through the heart of the project.

This green pathway celebrates the history of the former football ground, incorporating circular designs inspired by West Ham United’s iconic ‘Forever Blowing Bubbles’ song.

Additionally, parts of the East Stand colonnade from the former stadium have been recreated as a feature, providing a new open space for residents and the community, while preserving the essence of the historic stadium
